Long Beach Island Developer Swims Against the Tide

Posted on: Tuesday, 13 January 2009, 05:00 CST

LONG BEACH ISLAND, N.J., Jan. 13 /PRNewswire/ -- Falling prices and rampant foreclosures do not make for the best of times to build a new housing community. Patrick Moeller, president of Long Beach Island's Callan & Moeller Construction, has not let the economic downturn prevent him from building new homes. In fact, he is building the largest luxury home community development on one of New Jersey's most prestigious resorts at a time when headlines are scaring people.

Moeller believes a dismal market can signal this is the time to invest.

In the midst of the present anemic building industry, Moeller's new home community, Sounds Edge, located in New Jersey's "Hamptons" is the largest luxury home development on Long Beach Island in the last 10 years. It is also the last significant development for the Island.

He is betting his latest community and newly opened sample home will stand the test of time where properties always appreciate well in good times and hold their values the best in bad times. It has kept him building on the Island for over 20 years with an unblemished reputation in producing quality homes and happy customers.

Moeller believes his multi-million dollar venture of million dollar homes arriving on delivery date at reduced cost will buck the trends. It is not the first time the native Islander and resident has swum upstream. Moeller was the first to include landscaping and paver driveways and walkways -- now ubiquitous throughout the Island -- in the cost of his homes. And now incorporated in the cost of Callan & Moeller homes is a dramatic discount and includes his newest concept to the Island yet -- outdoor living.

Moeller anticipates his new community is appealing to homebuyers and investors who know a good deal when they see one.
