Developers of Flatrock Springs to Participate in Statewide Retail Real Estate Conference
MARBLE FALLS, Texas, Nov. 15, 2010 /PRNewswire/ — SouthStar Development Partners, the developers of Flatrock Springs, a planned mixed-use development in the Texas Hill Country, will attend the International Council of Shopping Center’s (ICSC) Texas Conference and Deal Making from November 17-19 in Grapevine. Sessions and other activities held throughout the conference will explore new trends and ideas for retail real estate, as well as help connect retailers with developers. ICSC is the global trade association of the shopping center industry.
Representatives from Flatrock Springs, a mixed-use development that will include more than 700,000 square feet of retail, commercial and office space in addition to approximately 2,500 living units, invite ICSC attendees and exhibitors to visit them in their hospitality suite from 6-8 p.m. on November 18 at the Gaylord Texan Hotel, San Antonio rooms 5 & 6.

Earlier this month, Flatrock Springs’ zoning application, which is the largest in Marble Falls history, went before the city’s planning and zoning commission for recommendation. The commission recommended the rezoning of 1,030 acres at the northwest corner of Texas 71 and U.S. 281 to a Planned Development District, and the zoning application will next go the Marble Falls City Council for review in early December. City officials have worked closely with the development team and are enthusiastic about the future of the region.
Flatrock Springs be will located at a high-traffic intersection in one of the fasting growing communities in the Texas Hill Country and therefore serves as the ideal location for commercial development, including big box retailers, a supermarket, drugstore, general merchandise retailers, electronics store, office supply store, dry cleaner, restaurant, craft store, and much more. Additionally, plans are underway for the Scott & White Lake of the Hills Regional Medical Center, which will be located nearby on an adjacent property and will share the entry boulevard with Flatrock Springs.
The residential component will offer affordable housing including single family homes, apartments, town homes and condominiums. Additionally, several parcels of land within the development will be set aside for a regional park, community event lawn and nature trails, all of which will draw traffic to the area.
Marble Falls is located 45 miles northwest of Austin and 85 miles north of San Antonio. According to the Chamber of Commerce, 7,200 people live in the City of Marble Falls, but there are 26,000 people within a 10-mile radius of downtown. This area is gaining population at a rapid pace and is expected to grow by 11.8 percent within the next five years, compared to a rate of 4.6 percent for the U.S. as a whole.
