Residential Retreat: Luxury Home Tour is Park City Takes Place Saturday

PARK CITY -- The primary residence of Rick and Peggy Federico is in the Phoenix area, where palm trees and cacti are part of the landscape.

Their home-away-from-home is on a mountainside in Utah that's dominated by oak brush and aspen.

The Federico home is one of six that will be featured on the Luxury Home Tour of Park City on Saturday, Aug. 13. All the homes are in the new Promontory, The Ranch Club development. Proceeds benefit women's shelters in Wasatch and Summit counties.

Through a wall of glass doors and windows that stretches from the dining room through the living room, the Federicos can see all the way to the town of Oakley and the Uinta Mountains.

The 44-foot-long and 22-foot-high expanse of glass gives new meaning to the term "picture window."

And in an accordion-inspired fashion, the doors can be folded back, making the living room and the adjoining deck one grand space.

The view was clearly the deal clincher.

"It makes you stop and sit and enjoy," Peggy said during an interview at their home. "It's the only time Rick and I will sit and talk for an hour. It's good quality time."

With five children, they were also drawn to the development's family-friendly amenities.

Most communities like this that are golf-oriented are more for adults, Rick said. This one has hiking and biking trails and a kids' cabin with sponsored kids' activities.

In his spare time, Rick, who is the CEO of P.F. Changs, has tested the fly-fishing waters of the Provo River.

The family also likes being close to world-class ski areas.

With something to do year-round, however, they have found that what was intended to be a seasonal second home has become a retreat they visit throughout the year.

The home itself is a marriage of mountain and Mediterranean. Rick calls it "Tuscany meets Park City." We wanted something with more of a Tuscan feel that was appropriate for Park City, he said.

So they have hand-done Venetian plaster walls in warm, earthy colors. The floors are Italian travertine or walnut that's finished to a soft sheen.

The floor in the office is perhaps the most surprising. It is leather tiles that can be cleaned with the swish of a damp mop.

The light fixtures were custom-designed and handcrafted.

It all serves as a sophisticated gallery for the family's collection of paintings from local artists. A landscape by Steve Songer hangs above the fireplace in the dining room. A modernistic painting of a horse by Sharon Evans anchors the end of the hallway that opens into the living areas on the main floor.

The hallway, with its art work and french doors that lead to a small patio, is Peggy's favorite part of the house. The whole house feeds off of this space, Rick said. He refers to it as "the spine." She calls it "the gallery."

Rick, on the other hand, is partial to the living room, with its expansive view, an entertainment center on one wall, and a fireplace on another.

The floor-to-ceiling fireplace shared by the living and dining rooms is the "mountain" part of the decor. The same can be said of the exterior rock work.

From the outside, seen at a distance, the house looks like an abstract sculpture. The bowed window that opens onto the deck resembles a giant eye, waking up to the morning sun.

In this house, there's a place for everybody and everybody has a place.

A home theater downstairs, along with a pool table, is a refuge for the kids. So is the family room upstairs, near the kids' bedrooms.

Each of the guest rooms has its own bath.

The master suite, with his-and-hers walk-in closets, a laundry center, a bathroom with Italian marble and tiles, and a workout room with a view of the mountains, is tucked into one end of the main floor.

Promontory, The Ranch Club, where the Federico home is located, is taking shape on an expanse of rolling hills between U.S. 40 and I- 80. Park City proper, the upscale residential areas of Deer Crest and Deer Valley, the community of Silver Creek and Rockport Reservoir are among the recognizable names in the neighborhood.

Amenities within the development include golf courses, an equestrian center and a clubhouse with tennis courts, swimming pool, fitness center and spa. The Pete Dye Canyon golf course is up and running. A Jack Nicklaus championship golf course is under construction.

The development encompasses 10-square miles of land on which there will be up to 1,600 home sites, according to a press release from the developer.
