Carolinas Medical Center Seeks Approval for a 4-Story Office Complex

Oct. 16--Carolinas Medical Center is asking Pineville officials for the go-ahead to replace several one-story buildings with a four-story medical office complex on the hospital campus along N.C. 51.
Representatives from the hospital and its architects outlined the plans to the Pineville Town Council at a meeting Tuesday.
For the work to begin, the Town Council must amend the conditional district permit already in place for the site.
The new office building is in the second phase of a three-part expansion of CMC-Pineville, which is growing to deal with the burgeoning population of southern Mecklenburg and northern York and Lancaster counties. The first phase, which has been completed, included expansions of the hospital's MRI and maternity areas.
Kevin Brickman, of Charlotte-based Cole, Jenest & Stone, a land-planning and architectural firm, said the new office building would be an improvement over current conditions.
"Right now, it's a little disjointed," Brickman said, referring to the single-story medical office buildings at the site. "This will help brings things together."
The four-story office will include a parking deck.
"We're dealing with a lack of space, so we're going vertical," Brickman said.
Hospital officials say it will take 10 years to complete all of the expansion, and plans for the third phase haven't been finalized. But they said the project will include construction of additional lanes on Park Road and N.C. 51 to deal with anticipated extra traffic.
Pineville officials hope to vote on the request at their next meeting, Nov. 15.
In other business, the Town Council:
--Changed zoning on 50.2 acres on Nations Ford Road, near the state line, from heavy industrial to general industrial use. Town officials say nearby property is zoned industrial.
--Approved a request from Beachwood LLC to add 1 1/2-foot overhangs on houses they plan to build on Dorman Road near Lancaster Highway.
--Reviewed a preliminary report on the Pineville Cultural Action Plan, a series of long-range goals for improving entertainment and cultural opportunities in the town.
