Realty Group’s New Medical Space Filled: Brookhaven Memorial Hospital Ventures Across the Street, Taking a 10-Year Lease to Join Small Tenants in East Patchogue Building

Jun. 29–Smithtown-based Damianos Realty Group Llc built its recently completed East Patchogue medical office building before it had signed any tenants, but the developer is already doing a very healthy business there.
Brookhaven Memorial Hospital Medical Center, located across the street from Damianos’ 100 Hospital Rd., has signed a 10-year lease for about 37,000 square feet in the building to house a new family medicine program with 16 examination rooms, a women’s health center, an imaging center and cardiac rehabilitation, pain management, nursing education and payroll departments.
The balance of the building’s 54,000 square feet of rentable space is occupied by small tenants, mostly private medical practitioners, meaning that since it was completed six months ago, it has been leased in its entirety.
“This beautiful new facility will offer Brookhaven Memorial Hospital new ways and opportunities to care for our community,” said hospital president and chief executive Thomas Ockers during a ribbon-cutting ceremony yesterday.
“This complex is both convenient to our medical center and well suited to the state-of-the-art practice of medicine we provide,” he said.
Also attending the ceremony were Damianos principal Cristofer Damianos, Brookhaven Town Supervisor Brian X. Foley and Philip Monastero, a partner with Ronkonkoma-based Baldassano Architecture Llp, which designed the building.
Medical office development has been Damianos’ specialty since co-founders Drs. Xenophon and Herodotus Damianos built a facility to house their own practices almost 40 years ago. Today, medical offices make up about half of Damianos Realty’s 850,000-square-foot portfolio.
