THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
Under and by virtue of the Power of Sale contained in a Security Deed given by John W. Price a/k/a John Walter Price, Jr. to Tucker Federal Savings and Loan Association, D/B/A Prime Lending, dated October 25, 1993, recorded in Deed Book 438, Page 188, Richmond County, Georgia Records, as last transferred to Dovenmuehle Mortgage Co. L.P. by assignment recorded in Deed Book 474, Page 867, Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of FORTY-SIX THOUSAND EIGHT HUNDRED AND 0/100 DOLLARS ($46,800.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on the first Tuesday in November, 2007, the following described property:

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is John Walter Price, Jr. or a tenant or tenants and said property is more commonly known as 3115 Lake Forest Drive, Augusta, Georgia 30909.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.

All that lot or parcel of land with improvements thereon, situate, lying and being in the City of Augusta, Richmond County, Georgia, being Unit 6, Building D of Lake Forest Condominiums, as shown on plans of Lake Forest Court Condominiums, recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Condominium Plans File Number 25, and Realty Reel 175, pages 2656-2684, which unit is shown on a plat of Lake Forest Court Condominiums prepared by Ayer, Graham & Associates, dated December 5, 1982, last revised December 5, 1983 and recorded in the Office of the Clerk of the Superior Court for Richmond County, Georgia in Realty Reel 175, pages 2548-2655, together with all right, title and interest of the grantor(s) in said unit and the appurtenants thereto under the Declaration of Condominium of Lake Forest Court Condominiums, dated March 2, 1983, and recorded in the Office of the Clerk of the Superior Court for Richmond County, Georgia in Realty Reel 161, pages 315-325, as amended by First Amendement, dated August 5, 1983, and recorded in said clerk’s office in Realty Reel 168, pages 1713-1717, as amended by Second Amendment, dated December 20, 1983, and recorded in said clerk’s office in Realty Reel 175, pages 2683-2689, which plans, plat, declaration and amendment are by reference incorporated herein and made a part hereof for a more complete and accurate description of the property herein conveyed.
The unit herein conveyed includes and undivided interest in the common elements of the Lake Forest Court Condominiums, as such elements are defined in the aforesaid declaration.
This conveyance is subject to all of the provisions of said declaration and to Georgia Laws 1975, page 609, Sec. 1 codified as Georgia Code Annotated Sec. 44-3-70, et seq. and known as the Georgia Condominium Act as subsequently amended, which provisions part of the second part herein acknowledges, assumes and agrees to preserve, perform and abide by where appropriate or required.
